Terms of Service

Plain-language terms for using Habikeeper. By creating an account you agree to the points below. We've kept the legalese to a minimum — if anything is unclear, reach out before you sign up.
What the product does
Habikeeper is software that helps independent landlords list rental units, collect and review applications, screen applicants, manage tenant communications, and handle related documents and consent records.
Your responsibilities
You remain responsible for complying with all applicable housing, fair housing, consumer-reporting, privacy, fee, screening, lease, and local rental laws. Habikeeper is a tool — the decisions you make using it are yours.
How decisions are made
Habikeeper uses AI to summarize and organize applications so they're easier to read. It does not automatically approve, decline, score, or rank applicants. A human — you — makes every application decision.
Fees and payments
Application fees, where you choose to collect them, are processed through Stripe by card or supported digital wallet. Exact fee disclosures are shown to applicants before any signature or payment. Your own subscription is billed separately and may be cancelled at any time.
Electronic signatures
You and your applicants may sign certain consents and documents electronically. Signature evidence may include the exact signed text, a timestamp, IP address, user-agent, device information, geo information where available, a signature image, and a cryptographic hash.
Acceptable use
Don't use Habikeeper to discriminate against protected classes, to collect data you have no right to collect, or for any unlawful purpose. We may suspend accounts that do.
